Transfer tax (Overdrachtsbelasting)

Are you buying a existing house than you will pay 2% taxes (overdrachtsbelasting) over the agreed price. If you are between 18 and 35 years old you will not have to pay these taxes (some rules apply) if the house price is under 400.000 euro. In 2023 this will increase to 440.000 euro.

What is overdrachtsbelasting?

In the Netherlands you overdrachtsbelasting (tranfer tax) when you buy a house. This doesn’t apply when the house is newly build. Overdrachtsbelasting is part of kosten koper (buyer's costs).

What does overdrachtsbelasting cost?

Everyone who buys a house to life in will pay 2% over the agree house price. This includes garden, garage or shed that is on the property. If you are between 18 and 35 years old you will not have to pay these taxes (some rules apply) if the house price is under 400.000 euro. In 2023 this will increase to 440.000 euro. 

If you are buying a house as an investment or for example a holiday home, the taxes are 8%.
