Dutch house prices hit a new all-time high in May, climbing 4.4% compared to last year. This extends a steady upward march that started back in November 2023. Figures from statistics agency CBS also show a modest 0.6% month-on-month bump from April.
The Key Figures:
- Average Price: €487,383 (for existing homes).
- The Growth Trend: While prices are still rising, the market is cooling. For context, annual growth was sitting at a scorching 11% in November 2024.
- Sales Slowdown: For the first time in two years, transaction volumes dropped. May saw 19,120 home sales—down 2.5% from May 2025—though total sales for the first five months of the year are still up 5%.
Key Improvements Made:
- "Continuing an upward trend dating from" was changed to "began in" or "started back in" for smoother reading.
- "Average price for a home, excluding newbuilds" was streamlined to "existing home," which is the standard real estate term.
